**ROOM & FLAT:**
**Unfurnished 11.7, 12.5 or 14.7m2 room room on the top 3rd floor (first occupancy new building 4.2023)**
* New parquet flooring, well-sealed, large window with electrically adjustable blinds and blackout curtains.
* Own private bathroom with toilet, washbasin and shower or bathtub.
* Shared use of living and dining room with TV, modern kitchen with induction stove and dishwasher - rowing machine if interested.
* Generous window front with lots of light and warmth for your personal well-being. Often evening sun and beautiful view of the Üetliberg in a quiet, private location in the inner courtyard.
* Built-in cupboard at the entrance, laundry tower with tumble dryer in the apartment
* Access to the shared roof terrace on the 8th floor next door with a view of Letzigrund stadium. Additional shared use of shared cellar compartment, bicycle cellar - optional parking space if required.
* With the exception of the room, dining room chairs and a few kitchen utensils, the apartment is fully furnished.
* Option to contribute to second office desk and entire homeoffice setup (incl. printer, unlimited hispeed wifi, etc. - or rent entire homeoffice room.)
* Minergie standard with floor heating.
**I AM:**
* A respectful, independent, uncomplicated person. During weekdays often at work / on the road and busy until late in the evening. Not an early morning person.
* Reliable, usually responsive, outgoing, fond of the "originator principle".
**I SEEK:**
* 1 (maybe two?) uncomplicated, sympathetic roommate(s) who feel comfortable in their own skin and don’t expect being entertained.
* Age, gender, etc. won't matter. Ideally you are also quite independent and this text somehow resonates with you.
* Something in between a "normal" social and "functional” flat share, as I am often out and about and am quite self-organized.
* Occasional social events and/or visits from friends are cool and I am easy to get along with.
* I value reliability, simplicity, communication, good humor - as well as a good pinch of common sense.
**GOOD TO KNOW**:
* The current flatmate is moving in with her boyfriend.
* Due to the substantial rent increase as of 1.4.2024, I would ideally prefer parties who are interested in sharing the 2 seat home office setup including unlimited Wifi, printer, etc. - and who hence can and want to contribute to that financially.
* Proof of income and debt registry will be required.
* I don't expect a cover letter, but please quickly show me you read this and write a short intro about yourself and why you think you're a good match.
